  2. Find a Home You Love
    Work with your real estate agent, or we can connect you with one, to search for a home listed for sale. We show you the rents and purchase prices upfront. No surprises!
  3. We Buy the Home
    We will make a cash offer on the home of your choice. If successful, you sign a 1-year lease and get ready to move in.
  4. Rent and Decide

  • Who is eligible to apply to the Program?
    We evaluate rent-to-income and debt-to-income ratios, FICO scores, housing, employment, and criminal history. Our free Pre-Qualification Questionnaire outlines basic applicant criteria.
  • How can I apply for the Program and how much does it cost?
    To apply, sign up on our website and complete our quick and free Pre-Qualification Questionnaire. You pay a one time application fee that varies by market. In most markets, the application fee is per household and is typically $35.
  • How long does the Lease Purchase Program take from start to finish?
    On average, it takes 45-60 days from application approval to move-in. After Full Application submission, you can expect a 1-3 business day processing time.
  • What type of homes are eligible for the Program and how do I find one?
    Work with a real estate agent to search for a home listed for sale that you love. With our basic property criteria, we consider single-family homes and fee-simple townhomes located in one of our 80+ approved markets. The property must be listed for no more than a metro's maximum purchase price.*
  • Do I need to work with a real estate agent to find a home for Lease Purchase?
    After approval, you must work with a licensed agent to find an eligible Program home. If you are already working with a real estate agent, discuss our Program with them to start the process. If you do not have a real estate agent, our team can pair you with an experienced Home Partners agent in your area.
  • How many years do I have to purchase the home from Home Partners after moving in?
    You may exercise the Right to Purchase at any time during the 5 year (3 years in Texas) lease. Exercising the Right to Purchase is an option, not an obligation. At the end of a lease term, you can choose to continue renting or walk away without penalty.
